Lump Sum Agreement

This option provides a clear, fixed fee for a well-defined project. It is calculated based on estimated hours and potential risks, giving clients greater cost certainty and helping with financial planning.

A lump sum agreement ensures transparency but can feel more transactional, potentially limiting flexibility if unforeseen design changes arise. However, a good architect will balance creativity with cost control, ensuring the project stays on track without compromising on design quality.

Time Charge Agreement

Operating on an hourly rate, a time charge agreement allows clients to pay as they go. Architects set a capped number of hours for specific tasks, with additional time requiring client approval.

This method offers flexibility, particularly in early design stages, but requires mutual trust to prevent costs from escalating. Asking for an estimated breakdown of time per project stage can help avoid surprises.

Additional Costs to Consider

Beyond the architect’s fees, there are additional expenses that may arise, including:

  • Local authority fees for planning applications and building control

  • Travel costs for site visits

  • Printing and administrative costs

  • VAT on architect’s services
